While location, location, location.... is key when it comes to buying or selling a home, price and presentation seem to be the new buzz words in is this new real estate reality .
" The length of times of homes that were priced within 95 percent of their final asking price was 51 days on the market. Homes priced more than 5 percent of what they sold for the time on the market was doubled."
With more buyers than sellers shopping the over 34 hundred homes for sale in the Rockford area..moving from *sale to *sold is more than just standing out...Krause says buyers must be given something to "wow" about the minute they walk in the door.
"Whether its the best home for the money in terms of square footage... And condition or the decoration or combination of those.... because there are so many for buyers to pick from."
Lifestyles and expectations are changing .. buyers are looking for more modern turn-key properties ... rather than fixer-uppers.. while Krause thinks a fresh coat of paint is good... It just might not be enough.
"More people are choosing to stage their homes... It might not be the way you live in the home but it certainly is more attractive to potential buyers... And it has proven over and over again to be effective."
" Kitchen and baths still sell homes but what worked in the past won't work anymore."
"Buyers are busy they don't have the time to redecorate or change carpets. . they are more apt to continue searching for other homes."
With sellers doing everything they can to put their house in the best light possible ....small updates can be the big difference between being a "for sale" sign and a sold sign.
